The Helena Basement Separate Entrance project in Toronto posed a unique challenge for Northcon Corp, showcasing our adaptability and expertise in the field of construction. The client's goal was to construct a basement walkout in the front yard of their home, leading to their in-law suite. This decision was largely influenced by the characteristic features of Toronto's older neighborhoods, where homes are often situated on smaller lot sizes, making it impractical, if not impossible, to build a separate entrance in the backyard due to limited access.
In these older neighborhoods, the houses are typically nestled close together, and many don't have driveways, adding layers of complexity to construction projects. For the Helena project, this meant that delivering a construction bin to the site was a logistical challenge. The difficulty in placing a construction bin on the already occupied street spaces, coupled with stringent city regulations, added to the complexity. Additionally, the construction crew often had to park at a distance, increasing the effort and time needed for transporting tools and materials, thereby impacting the project's timeline. Given the space constraints, manual excavation methods were employed for the new basement separate entrance, requiring detailed planning and strict safety protocols. These factors, combined with the challenges of working in a densely populated urban setting, made the Helena project notably intricate yet successfully completed.
Despite these challenges, the project was successfully completed in record time. The new basement entrance, constructed in the front yard, was not only a practical solution but also an enhancement to the property's aesthetic and functionality. Working in Toronto's older neighborhoods, with their unique constraints and requirements, is always a demanding task. However, our team's experience and dedication enabled us to navigate these challenges efficiently.
The client was extremely satisfied with the outcome. The completion of the basement separate entrance provided them with the access they needed for their in-law suite project, meeting their expectations both in terms of functionality and design.
